BUYING AN INVESTMENT PROPERTY

(Example) Applies where the property is handed over by the landlord to the agent having been prepared to a lettable standard by the landlord. Where the property has been prepared by the agent, completion of this form should be modified as appropriate.
Rent is normally payable in full for the period of a 12 month lease.
When letting to students it is usual to reduce the rent by 50% for the
first two months of the tenancy.
It will be necessary to obtain a gas safety certificate covering
all gas appliances prior to signature of the tenancy agreement. The
agent can arrange this and also to renew it on an annual basis.
INSTRUCTIONS RE ANY REPAIRS OR MAINTENANCE WHICH COULD ARISE DURING
THE TENANCY:
CLIENT INSTRUCTION: Having read the attached TERMS AND CONDITIONS to which I agree, I hereby instruct DAY MANAGEMENT SERVICES to let the property referred to above to students or other suitable tenants and to provide a full management service for the minimum period of the first tenancy. IMPORTANT NOTICE: The signing of this Instruction form constitutes the creation of a contract
between the Landlord and Day Management Services and the Landlord commits
to leave the house with the agents for the period of the first tenancy
and thereafter until such time as the contract is terminated by a minimum
notice of one month by either party, in writing.
